COMMUNITY SERVICE PROPERTIES
Our community service properties comprise of properties rented by tenants who are directly or indirectly tax-funded. The tenants carry on business in the areas of, amongst others, education, elderly care, care of persons with learning and other disabilities and municipal and government administration. SBB owns, for example, Fågelvik School and Preschool in Värmdö Municipality, Borlänge Town Hall, the Norwegian Ministry of Justice and Public Security, a number of care homes for the elderly and approximately 200 properties for people with learning and other disabilities.
SBB is one of the largest players in the Nordics providing care homes for the elderly and for people with disabilities. Our concept is to offer modern care facilities in close co-operation with the care provider – often municipalities and county councils, but also with private care companies.
We offer properties and accommodation that meet our customers’ wishes and needs. In conjunction with our residential business, our community service properties are our core business, amounting to approximately 80 to 90 percent of SBB’s total net value. The combination of residential and community service properties is unique in the Nordic countries. These are low-risk assets. There is a great demand for residential housing, whilst at the same time we have stable community service property tenants with long tenancy agreements. Tenancies for our community service properties are characterized by long contract periods and a low turnover. SBB has one of the longest average leases in the market (approximately seven years).
SBB owns and manages and upgrades properties in growing municipalities in Sweden. Our properties are generally located close to the centre of town with access to excellent transport links, whether they are apartments in the centre of Kallhäll in Järfälla municipality, in the centre of Nykvarn or in the centre of Oskarshamn or Nyköping. SBB owns residential properties in about 30 Swedish towns and cities, from Malmö in the south to Sundsvall in the north. The majority of the housing stock, however, is in the Stockholm region, Sundsvall, Oskarshamn, Karlstad, Borlänge and Motala.
